This site is operated by By Design Ventures LLC, a Georgia limited liability company doing business as Meet the Reeces. By using the site you accept these terms. If you do not accept them, do not use the site.

1. What this site is

This site is educational and promotional. It describes what we do, offers free and paid materials, and explains how to work with us.

Purchases are governed by their own agreements. Digital products are governed by the Digital Product Purchase Terms. The Host Room is governed by The Host Room Membership Terms. Coaching is governed by a signed consulting services agreement. If any of those conflict with these terms, the specific agreement controls.

2. No advice, no guarantee

Nothing on this site is tax, legal, accounting, investment, insurance or brokerage advice, and using it does not create a CPA client relationship or an attorney client relationship.

Victoria Reece holds a CPA license and previously practiced in real estate tax. On this site she is not acting as your CPA.

Every figure, model, example and result described here is our own experience or an illustration built on assumptions. We do not guarantee any revenue, occupancy, deduction, tax outcome, savings or return. Real estate carries risk, including loss of your investment. Confirm anything that matters with your own CPA, attorney, lender and insurance professional before you act.

3. Our content

Everything on this site, including text, layout, graphics, logos, guides and models, belongs to us or our licensors. You may read it and share a link to it. You may not copy, republish, sell or redistribute it, or use it to build a competing product, without our written permission.

4. Affiliate links and third party sites

Some links are affiliate links and we may earn a commission at no extra cost to you. We only link tools we pay for and use ourselves.

We link to sites we do not control. We are not responsible for their content, their terms or their privacy practices.

5. Acceptable use

  • Do not attempt to break, overload, scrape or gain unauthorized access to the site
  • Do not use the site to break the law or infringe anyone's rights
  • Do not impersonate us or suggest we endorse you when we have not

6. Limitation of liability

To the maximum extent permitted by law, our total liability arising out of or relating to your use of this site will not exceed one hundred dollars, or the amount you paid us in the twelve months before the claim if that is greater.

We are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost tax benefits, penalties or interest. The site is provided as is, without warranties of any kind.

7. General

Georgia law governs. Exclusive venue is the state and federal courts in DeKalb County, Georgia. Any claim must be brought within one year after it accrues, to the extent that limitation is enforceable.

We may change these terms or the site at any time. The date at the top tells you when these terms last changed.
