Free guides and tools | Meet the Reeces

Start here

Everything we give away, in the order to use it.

These are the real files. Not a teaser, not a lead magnet with the good part removed. The deal analyzer below is the one we fill out on every property we look at.

The free toolkit

Five things, in this order.

Each one assumes you finished the one above it. If you are brand new, the Freedom Playbook is the right starting point.

01

The Freedom Playbook

The mindset and the math behind trading a paycheck for cash flow. What number you actually need to hit, and why it is almost always lower than people assume.

02

Start Where You Are

Real estate 101 plus an honest audit of your position. The on-ramps that need no capital, the ones that use equity you already have, and how the short-term rental tax treatment actually works. This is the guide most people need first.

In the Deal Toolkit
03

The STR Market Check

A copy-paste prompt that researches short-term rental rules at the state, county, and city level, then ranks your markets and tells you what it would take to operate in each. Regulation is not the same as a dealbreaker, and this sorts one from the other.

04

The Deal Analyzer, plus the guide that walks you through it

Our spreadsheet. Purchase price, revenue in three cases, every operating expense, and it gives you cash on cash, cap rate, DSCR, and a hold period IRR. The companion guide defines every input and tells you what a good answer looks like.

05

The Furnishing Budget and Inventory Builder

What it costs to furnish the place, room by room, feeding straight into the deal analyzer as part of your cash to open. Furnishing is what people forget to underwrite.

Running the numbers on a listing

A note on the data

The market check and the analyzer both need revenue projections.

You cannot fill either one out honestly without real numbers on what comparable properties in that market actually earn. We use AirDNA for this on every deal, and there is a link on the tools page along with everything else we run on.

If you get stuck on the down payment

That is the next thing, and it is $27.

Most people work through Start Where You Are, hit the funding question, and stop. You Have More Than You Think covers every source the money can come from, what each one costs, the rules, and the order to use them in. It ends with a prompt that runs the audit on your own numbers.

What is not free

The rest is $147 right now, and all of it arrives today.

The files above get you to a decision. The ones below get you through the door and past it. Nine guides and models covering the buy, the setup, the operations, the tax treatment, and how to hold the thing.

Coaching, one on one

When there is a real deal on the table, or a first year of material participation to protect, some people want the call instead of the PDF. That is what the coaching engagements are for.

Whatever you pay for the Vault comes off your first engagement, so buying it first costs you nothing if you end up hiring us anyway.
