The Host Room: Membership Terms

These terms apply to The Host Room, our community. They are separate from your Vault purchase.

Who this is between

These Membership Terms are an agreement between By Design Ventures LLC, a Georgia limited liability company doing business as Meet the Reeces, and each member of The Host Room. By joining or using The Host Room you accept these terms.

1. What the community is

An online space for peer discussion among short-term rental owners and people working toward their first property, hosted on a third party platform.

We host at least two live group calls per month where members can ask questions and discuss what they are working on. These are group calls, not one on one advisory sessions.

We do not guarantee a response to any individual post, comment or message. Scheduled individual attention is available only through a paid consulting engagement.

Members post their own content. We do not verify member statements, and a member's post is that member's opinion, not ours.

2. Access, free period and fees

Membership is $19 per month for the first fifty members. After the first fifty, the rate for new members is $47 per month.

If you join at the $19 rate, that rate is held for twelve months from the day you join. At the first renewal after that twelve month period the standard rate applies, and we will give you at least thirty days notice by email before it changes.

Membership includes the Meet the Reeces Vault, all nine guides and models, at no additional charge. Your licence to those files is governed by the Digital Product Purchase Terms and is perpetual. It does not end if your membership does.

Membership is personal to you. You may not share your login or post on behalf of anyone else.

Community access is not part of the license you received when you purchased the Vault. Your permanent license to the Vault files does not depend on, and does not end with, your membership.

3. Renewal, cancellation and price changes

Paid memberships renew automatically until cancelled. You may cancel at any time. Cancellation takes effect at the end of the period you have already paid for, and you keep access until then. We do not refund partial months or partial years.

We may change the price. We will give you at least thirty days written notice by email, and the new price applies only at your next renewal after that notice. If you do not want the new price, cancel before that renewal and you will not be charged it.

A price change never applies retroactively and never applies to a period you have already paid for. If a payment fails we may suspend access until it is resolved.

Plain English on price: we can raise the price, but you get thirty days notice first, it only kicks in at your next renewal, and you can cancel before then and never pay it.

4. Community rules

  • Be civil. No harassment, discrimination, threats or personal attacks.
  • No promotion, recruiting, soliciting or affiliate links without our written permission.
  • Do not post another member's private information, or content you do not have the right to post.
  • Do not share, screenshot, republish or resell Vault materials, call recordings or another member's posts outside the community.
  • Do not present yourself as speaking for Meet the Reeces, or as a licensed professional if you are not.

We may remove content, suspend or terminate a membership for a breach, with or without notice depending on severity. If we terminate for a breach, no refund is due.

5. Recording and your content

Live calls may be recorded and we will say so at the start. If you do not want to appear, keep your camera and microphone off, or leave the call.

We may make recordings available to members and use excerpts in our marketing. We will not use an excerpt that identifies you by full name, property address or specific financial figures without your separate written permission.

You keep ownership of what you post. You grant us and other members a license to display your posts within the community, and you grant us a license to quote your post anonymously in our marketing. You may ask us in writing to stop using a specific quote in new placements and we will do so within thirty days.

Do not post anything confidential, and do not post anything you would not want another member to repeat.

6. Educational only, no advice

Everything in the community, from us and from other members, is educational and general. It is not tax, legal, accounting, investment, insurance or brokerage advice, and membership does not create a CPA client relationship or an attorney client relationship.

Victoria Reece holds a CPA license and previously practiced in real estate tax. In the community she is not acting as your CPA, and nothing said on a group call is advice directed at your specific facts.

We do not guarantee any revenue, occupancy, deduction, tax outcome or return. Confirm anything that matters with your own CPA, attorney, lender and insurance professional before you act on it.

7. Changes to the community

We may change the platform, format, call schedule or features. We will not reduce the number of live calls below two per month without thirty days notice.

We may discontinue the community entirely on thirty days written notice. If we do, we will refund the unused portion of any prepaid period on a pro rata basis. That refund is our only obligation.

8. Limitation of liability

To the maximum extent permitted by law, our total liability arising out of or relating to the community will not exceed the membership fees you paid us in the twelve months before the event giving rise to the claim, or $100 if your membership was free.

We are not liable for indirect, incidental, special, consequential or punitive damages, or for anything posted or done by another member. The community is provided as is. We do not warrant uninterrupted or error free access and we are not responsible for the third party platform.

9. General

Georgia law governs. Exclusive venue is the state and federal courts in DeKalb County, Georgia. Any claim must be brought within one year after it accrues, to the extent that limitation is enforceable.

We may update these terms on thirty days notice by email or by posting in the community. Continuing to use the community after that means you accept the update. If you do not accept it, cancel before it takes effect.
