The Host Room
Most of running a rental is not strategy. It is the ten decisions a week nobody warns you about. A guest unhappy at ten at night. A cleaner who quits in July. An October that will not fill. This is where you ask.
What you get
Bring a real problem. Pricing that is not landing, a guest situation, a deal you are staring at, a question about your hours log. Group calls, recorded, so you can watch back if you miss one.
All nine guides and models, normally $147 on its own. The buy, the setup, the operations, the tax treatment and how to hold it. Yours the moment you join.
Owners and soon to be owners at every stage. Somebody in here has already had the exact night you are having, and that is worth more than any course module.
The Vault, included
Three of the nine are the tax and legal material, which is the part I spent nine years on at Deloitte and the reason most people buy it. The rest is how we actually run five rentals, written down.
It sells on its own for $147. Membership includes it, which means month one already costs you less than buying the files.
Who it is for
If you own a short term rental, are under contract on one, or are seriously working toward your first, this is your room. Especially if you are self managing, because that is the year you most need someone to ask and the year you cannot hire it away without breaking the tax treatment.
What it is not: a place to get free one on one advice, or a shortcut. It is a room, not a private line. If you want me working your specific deal, that is a separate thing.
Founding rate
After the first fifty members it goes to $47. If you are one of the fifty, your $19 holds for twelve months from the day you join, and I will tell you before it changes rather than letting you find it on a statement.
Cancel any time. Access runs to the end of the month you have paid for, and the Vault files stay yours either way.
Coming later
I am building a full course on buying and running your first short term rental. It is not finished and I am not taking money for it yet. When it opens it will be $997, and anyone in The Host Room gets $200 off.
The honest part
It is not tax, legal, accounting or investment advice, and joining does not create a CPA client relationship. I am a CPA but I am not your CPA, and nothing said on a group call is advice about your specific facts. Confirm anything that matters with your own people before you act on it.
